Tankless water heater with copper supply lines and shut-off valves

Water heater repair, replacement & tankless installation

A cold shower is usually the first sign, but water heaters give plenty of warnings before they fail: rumbling, rusty water, a slow drip from the relief valve, or a damp patch under the tank. We repair what's worth repairing and replace what isn't — often the same day for common tank sizes.

Most tanks in Metro Vancouver last 10–12 years. Our soft water is easy on fixtures, but sediment still builds up over time, and many homes have tanks that are past their expected life. If yours is close to that age, we'll give you an honest repair-versus-replace answer instead of selling you a new heater by default.

Signs your water heater is failing

  • No hot water, or hot water that runs out much faster than it used to
  • Rusty or discoloured hot water
  • Popping or rumbling sounds while the burner is on
  • Water around the base of the tank
  • The relief valve dripping or discharging
  • A tank that is more than 10 years old

Repairs we handle

Thermocouples and thermopiles, gas control valves, igniters, heating elements and thermostats on electric tanks, anode rods, relief valves and expansion tanks. We also flush sediment and check venting and combustion air so the heater runs safely and efficiently.

Tank replacement

We stock common 40- and 50-gallon sizes so most replacements are done same day. Every install includes new connectors, a new relief valve, seismic strapping and an expansion tank where required by code, plus disposal of the old tank. We register the manufacturer's warranty for you.

Switching to tankless

Tankless (on-demand) heaters give endless hot water, take up a fraction of the space and can last 20 years with servicing. They do need the right gas line size and venting, so we check both before quoting. For a busy household or a townhome where space is tight, tankless is often worth it; for a small household with a modest budget, a high-quality tank may be the better value. We'll explain both.

Already have a tankless unit? We descale and service them annually — important for keeping the heat exchanger efficient and the warranty valid.

Age, brand and a photo of the label help us bring the right parts.

  2. 02

    Diagnose on site

We test the components and tell you whether repair or replacement makes sense.

  3. 03

    Flat quote

One price, including parts, code upgrades and disposal.

  4. 04

    Install & register

Installed to code, tested, and warranty registered in your name.

What it typically costs

Common questions

How long does a water heater replacement take?

A like-for-like tank swap usually takes 3–4 hours. A tankless conversion with new venting and gas line work is typically a full day.

Should I repair or replace my water heater?

If the tank itself is leaking, it needs replacing. If it's a part like a thermocouple or element and the tank is under about 8 years old, repair is usually the better value.

Do you remove the old tank?

Yes, disposal of the old tank is included in every replacement quote.

How often should a tankless heater be serviced?

Once a year. Descaling keeps the heat exchanger efficient and is required by most manufacturers to keep the warranty valid.
